According to proposed plans, about 10,000 new homes could be constructed in Fernvale North near the Tampines Expressway.
The Urban Redevelopment Authority (URA) is working on an 18.9ha site bordered by Jalan Kayu, Fernvale Street as well as the TPE and the planned Sengkang West Drive for housing.
Proposed amendments to the URA master plan that were released on April 29 reveal that the proposed site, which property analysts say could host a mixture of private and public projects, will include parks, a house of worship, and medical and health facilities.
The project is expected to provide housing for the area, and will provide residents with community and social amenities including recreational and commercial facilities, better access to parks, as well as more road connectivity.
The site, which is about 35 football fields in size, is located close to the Seletar Aerospace Park and an industrial area located in Seletar West that will be developed.
Two LRT stations are located nearby, Thanggam (Kupang) and Sengkang Riverside Park.
The proposed amendments will allow for adjusting the plot ratio of land parcels from 3.9 to 4.2. The plot ratio determines the extent of development that is allowed for a piece of land.
The site is able to produce between 8,000 and 12,000 units.
The site offers a mix of Build-to-Order (BTO) condos, condominiums, and executive condos are able to be built.
The last BTO project in Sengkang was inaugurated in 2019.
People who have been in the area for between 10 and 20 years might want to relocate to private housing. Parents may also wish to move downgrade and be near their children who are already living in these communities.
The site is strategically located to serve the needs of the close Punggol District Digital and Seletar Aerospace Park.
An undeveloped industrial enclave located in Seletar West Road is situated approximately 2km from the Fernvale site.
The area is likely to attract a large number of people to support the future development of the industrial and commercial neighborhood in the area.
The Seletar Link Flyover near the Fernvale plot was inaugurated in January. It links Seletar Link and TPE to meet the anticipated increase in traffic resulting from the recent developments in Punggol.
The new Sengkang West Drive, when completed, will offer motorists an additional road link in Sengkang.
The huge residential plot could assist in meeting the growing demand for housing in the area.
I’ve received a lot of requests from Sengkang residents. Some of them said they were getting married and wanted to be close to their parents, while others stated they’d like to upgrade to a bigger house since their children are growing up.
I’ve spoken to authorities about this request and I’m glad that this plot is advancing.
Two LRT stations located in the area will offer future residents access to the other facilities available in Sengkang.
The site is the former Greenridge secondary school in Bukit Panjang, new homes could be constructed.
In 2023, the school that was situated at Bukit Panjang’s Ring Road from 1992 joined Fajar Secondary School and moved to Gangsa Road.
It has been proposed to change the zoning of the 33,195 sq m plot as an educational institute into a residential area to help meet the need for housing in the area as well as allow more residents to have access to amenities and public transportation.
The plot could yield about 700 flats or 1,000 private apartment units. The developer said the plan could be more likely to be a BTO due to the limited quantity of flats that are available in the estate.
The most recent BTO project to be launched in Bukit Panjang was Petir Park Edge in December 2023. The project comprised two-room flexi flats for 143 as well as 191 four-room units. The previous launch prior to this project was in the year 2016.
